I: IDENTIFYING A DESIGN

We have a large selection of homes on display to inspire you under Search Homes that range from 1 bedroom through to 4 or more bedroom beautiful family homes.

To locate your desired home, go Search Homes use the filters to find designs with unique spaces like home offices, family rooms, alfresco and BBQ areas.

II: PLACING AN ORDER

Let us design your dream new home. Kindly use our Product Names and Numbers mentioned in our Catalog or Website when making an order.

Orders are placed and confirmed by signing a Term Sheet. Kindly read through the General Terms and Conditions for more details. All orders received by us, will be subject to quotation on the basis of a Pro forma Invoice for subsequent confirmation by the client through email or in writing. No order will be entered for production and/or delivered unless we receive a signed Term Sheet, unless otherwise specified.

The Pro forma Invoice is valid for 30 days from the date of issuance. Once the validity period has matured, we reserve the right to amend the prices and any data concerning this document.

NOTE: Before placing orders, kindly ensure that you are in possession of a Land Title in your names or a fully signed Sales Agreement for example projects in Wakiso and Mpigi. Design work can only begin when we have a copy of the site survey cadastral or report.

III: CONSULTATION

To kick off the consultation stage, an onsite meeting is arranged to discuss all of your ideas, concepts and requirements with our Architect. Our objective during this meeting is to listen and absorb as much information possible whilst offering numerous fresh and exciting concepts to maximize the beauty and efficiency of the area. On conclusion of the consultation you are under no obligation to continue to the design stage. If you wish to proceed to the next stage, an accurate design cost will be calculated based on the size and complexity of the project. The initial consultation appointment can be organized to take place during business hours, after hours or weekends.
IV: QUOTATION AND PAYMENT

A comprehensive written quotation and specification of the exact cost of building and implementing the development is prepared in this process. This involves itemization and documentation of each individual cost element detailed in the work plan. This allows you to consider the construction at specific time intervals. This documentation is broken down according to:

1. PRICES
Our price list is not considered to be an offer. Our prices are to be understood on the basis of the project scope and/or conditions mentioned on the Term Sheet or previously agreed with the Client. Our prices may be amended without notice, according to the financial or tax conditions and they are always invoiced on the basis of the price list in-force on the confirmation date of the order, unless otherwise agreed.

2. PAYMENT PROCEDURES
Payment will be effected according to the conditions set up in the Term Sheet, unless they were previously agreed with the Client.

The amount should be paid at our HEAD OFFICE FRONT DESK on PLOT 2 WAMPEWO AVENUE or deposited on our STANBIC BANK account; Name: GREY OAK LIMITED, Number: 9030009350453, in due time.
For payments made at our Head Office, we advise our clients to request for a stamped receipt from the front desk clerk.

In case a documentary credit is used as payment, the above mentioned bank will be considered the sole beneficiary bank, and all charges outside our accounts will be met by the applicant. We reserve the right to reject those documentary credits containing clauses which may jeopardize the normal development of the sales transaction or which do not meet the above mentioned terms or the conditions mentioned on the Term Sheet.

3. PAYMENT TERMS
We recognize the following payments terms;

A. PERCENTAGE PAYMENT: Reference is made to the presentation stages mentioned in Section IV Sub-section 4. Clients can opt to make payments at the beginning of Stage 1 and 2; Stage 1 – 40% and Stage 2 – 60% of the total consultancy fees.

B. MONTHLY DEPOSITS: Clients may also opt for Monthly Deposits of no less than UGX 500,000 (Uganda Shillings Five Hundred Thousand) at our Head Office or to our bank account (see Section IV Sub-section 2) until complete payment of the consultancy fees.

 

4. WORK PLAN

All design projects are presented at 3 stages:

1. Conceptual and scheme design: This stage involves customization of the desired project onto your specific site, making any additional 3ds and sketch plan layouts to satisfaction.

2. Working drawings stage: this stage involves conversion of the schematic design into shop drawings for city or town council approval and construction of the project. It involves the incorporation of specifications and details to each aspect of the project.

3. Final documents hand over: done when all drawings are finalized and the client has completed his payment obligations. At this point the drawings are ready for submission.

 

V: DESIGNS & DRAWINGS

Our design team will commence production of your design file beginning with 3D design visualization.

1. UNIQUENESS

When a new home design is picked from the catalog list most likely the client will want to make changes to the plan layout or general architecture. Want a bigger living space? Maybe move the kitchen upstairs? Whatever the changes, we work along with them to achieve the best design. We welcome the challenge of making alterations to our designs that will fit our client’s lifestyle.

When the scheme design is at the client’s satisfaction, we proceed to make the workshop drawings.

2. DRAWINGS CHECK LIST FOR LOCAL COUNCIL SUBMISSION.

This includes the following drawings.

Architectural

Location Plan indicating Key Landmark(s) around the site.

Fully Dimensioned Site Plan or Master Plan with surrounding road names.

Detailed and Fully Dimensioned Floor Plan (s)

Detailed and Fully Dimensioned key Section (s)

Detailed and Fully Dimensioned Elevations of all proposed Structures.

Window and Door Schedule

Finishes Schedule

Boundary wall design and details.

Ironmongery schedule (Optional)

Civil

Septic Tank Details

Structural

Roof design and Truss Connection Details.

Substructure details

Superstructure details

These drawings are accompanied by a fully filled, signed and stamped set of architectural and structural engineering forms for the Ministry of Health, Physical Planning Department and Lands Department.

 

3. ASSESSMENT FEES FOR RESIDENTIAL DEVELOPMENT PLANS SUBMISSION.

We are required by law to submit all proposed developments for assessment and approval by the Physical Planning Department of the Local Government Authority or entity where the project will be located.

Each submitted drawing and form should show the Block and Plot Numbers along with the Parish and Road Names on which the proposed development will be built.

These fees are not included in our quotation as they vary for every project. We only submit drawings and forward all Council charges to the Client to effect payment directly to the Local Council Account.

For clients that wish to submit at their leisure, Jimmy Anecho (0782 671 101) is by far the best person we have at following up submitted plans.

 

VI: LEGAL

1. DELIVERABLES

 When all the conditions of the term sheet are met, the client should be in possession of the following;

  • An agreeable schematic layout with drawings and 3d visual documentation.
  • Stamped shop drawings.
  • Fully filled architectural and structural forms.

As specified in Section III Sub-section 1, all projects are costed separately according to their scale and magnitude.

2. RESERVE OF OWNERSHIP

Ownership of the project drawing will not be passed to the Buyer until the price is fully paid. This reserve does not authorize the customer to cancel his order, this possibility being restricted to Grey Oak Limited.

3. DUPLICATION OF INFORMATION.

 Upon transfer of ownership of the project drawing, we shall not be held liable for any dealings engaged in or any loss incurred from the Client’s use of the information or any third party.

4.WARRANTY

Our warranty covers replacement only of all drawings acknowledged as faulty by our Engineering Department within two months following shipment of the goods. In no case will this replacement entitle to financial indemnity.All claims should be submitted to us by registered mail.

5. LITIGATIONS

Our Term Sheet is constructed in accordance with Ugandan Law and will be subject to the jurisdiction of the Courts of Uganda.

6. MEETING HOURS

Meeting hours are open unless specified.

VII: CONSTRUCTION

Our dedicated and professional team can perform all construction work supervision required and we can manage the entire project or alternatively work on just a portion. The decision is entirely yours. Construction can be staged over a period of weeks, months or years; we’ll be with you the whole way bringing your design to life.
